Rooms at the inn are located in two buildings, the Main House and the Carriage House, which are separated by a courtyard patio. All rooms have A/C and satellite TV with VCR. A kitchenette is located in a common area in the Carriage House, for use by our guests. Another guest fridge is located in the Main House.

The Main House

In the original circa 1875 Victorian farmhouse, guest rooms are located on the second and third floors, with sweeping views of the Atlantic Ocean, New Harbor, Trim's Pond, and the scenic countryside from the rear decks and many rooms. The rooms are comfortable and quiet, decorated in a sunny, Victorian-Country style. All rooms have private baths, except for two rooms that share a bath, which are always rented as a pair, making a convenient arrangement for families or couples traveling together. Room 1 - Grape Ivy & Room 2- Beach Plum
#1- Sunny room on second floor with queen bed, overlooking Trim's Pond and countryside.  #2 - Warm and cozy room on second floor with king bed; can be made as 2 twin beds.    
Rooms 1 & 2 share one private bath, and are only rented as a pair.

The Carriage House

Located just behind the Main House, the Carriage House contains four separate guest rooms, each with private entrance and private deck. The rooms are decorated in a Victorian Cottage style, with treetop views from the decks, overlooking Trim's Pond and the surrounding countryside, as well as New Harbor and the Atlantic Ocean beyond.        Room 7 - Sunflower Suite
Two adjoining rooms, one with a twin daybed and twin trundle, private bath, and door to private deck. Small adjoining room has one double bed. Sleeps 4 guests comfortably. Located on first floor, opens onto the patio. Each room has large, sunny bay window with tranquil views.

Room 8 - Daylily
On first floor of Carriage House, set among perennial gardens and wisteria arbors. Queen bed and wide, sunny bay window. Private deck is fully enclosed, accessed only through the room.

Reservation Policies

High Season Rates:
Weekends from Memorial Day through Columbus Day
Mid-Week from June 15 until early September

Low Season Rates:
Weekends after Columbus Day and before Memorial Day 
Mid-Week until June 15 and after September 15

Reservations:  A 50% deposit is required to make a reservation of 2 or more nights. (For a one-night stay, full payment is required at time of booking.) The balance, including any applicable Rhode Island state tax, is due upon check-out. We accept Visa, Master Card, American Express, and Discover Cards, as well as cash and personal or traveler's checks.

Cancellation Policy:  Your deposit is fully refundable up to thirty days prior to your scheduled arrival. If you must cancel within 30 days of your arrival date, your deposit will be applied to your re-scheduled visit any time in the future.

Group Reservations:  When reserving for a large group or whole-house rental, a deposit may be required to secure rooms until third-party payment is made. A security deposit may be held until final payments have been made upon check-out.

Pets:  In selected rooms in the Carriage House, we do allow guests to bring a dog, subject to availability and an additional charge of $25. There are no pets permitted in the Main House.

Smoking:  Smoking is prohibited in any of our buildings and on any decks or porches. Guests may smoke only on the concrete patio area.
